Your master bedroom can be more than just a place to sleep. You can transform your bedroom into a luxurious space where you can get away from the hustle and bustle of everyday life. From replacing the carpet to ordering in a new set of furniture, you can quickly and easily change your space into something fabulous.

The total cost of renovating your master bedroom will depend on the features you want to include. Our guide will help you determine how much you'll have to budget when taking on a master bedroom renovation.

What's the cost of a master bedroom renovation?

Like any renovation, the project cost boils down to the scope and complexity of the work, the quality of materials and finishes and the amount of labour needed. Unfortunately, there's no true "average" size for a master bedroom. Older homes usually have smaller spaces for the master bedroom, while modern homes may have a complete master retreat with a sitting area, en suite and two large closets attached to the room.

For our cost estimates, we chose a master bedroom of 250 square feet with an attached bathroom of 125 square feet. When you're renovating and designing your space, you'll need to take the size of your bedroom into account.

These estimates don't include flooring installation, painting fees and the cost of furniture delivery. In order to have a more exact budget, you should request estimates for flooring and painting, and shop with retailers that offer free shipping.

Flooring

Your budget will dictate your final choice in material, but that doesn't mean you don't have options. Many homeowners choose to continue their wood floors into their bedroom, however, you could also opt for carpet or laminate if you don't have a few thousand dollars to spend on installing or refinishing natural wood.

Although a flooring professional will take exact measurements of your space, it's a good idea to have an idea of your room size. You should generally factor in an extra 10% to your estimate to account for any room irregularities or problems with the material.

Before your new floor is laid, make sure you vacuum the room to remove any dust or particles in the area. If you want to save on installing costs, you can remove your old flooring and make sure any glue is taken off the subfloor before the installation team arrives.

Flooring type Cost
Carpet $1 to $4 per square foot
Laminate $1 to $3 per square foot
Wood $5 to $10 per square foot

The cost of labour depends on the amount of work that needs to be done. A simple job may only cost $2 to $10 per square foot, but some jobs require that a new subfloor be put in place and that the baseboards be refinished. Altogether, you should expect to pay between $500 to $2,500 for labour, though these amounts will vary by the size of the room, the company and the material you've selected. By contacting a flooring expert, you can receive estimates for the installation process.

Installing heated floors

Heated floors add comfort and value to your home. There's no better time to make the jump and install them than when you're busy renovating the rest of your master bedroom.

You'll have two choices: electric and hydronic. Electric systems are cheaper to install, but they'll cost more in the long run. Hydronic systems, which run off your water heater, will be more expensive at first but won't cost as much to maintain. Both choices will usually require a professional to install.

Installing an electric system will cost you between $800 to $1,500. A hydronic system is much more expensive, with prices ranging between $5,000 to $15,000. For a bedroom, it's likely more cost-effective to put in an electronic system. On the other hand, if you're renovating your entire house and putting in new flooring everywhere, you might want to opt for a hydronic system.

Paint

Paint is a simple change that can bring a bedroom from boring to beautiful in a weekend. Most paint and primer mixtures are less than $30 a gallon. This means you'll be able to freshen up your space without spending much money–no professionals required. To paint your bedroom, move your furniture to the centre of the room, lay down tarp, clean your walls and get rolling.

You can make your space your own with a little colour change. No big costs, renovations or mess.

Bed frames & mattresses

Bedroom design

There are so many options out there, it can be overwhelming to hunt down the perfect match for your specific needs and taste. Bed frames come in many styles, ranging from basic metal to beautiful dark wood headboards and footers. Some have underneath storage, some have built-in shelving and others are simply nice to look at. You can buy a simple frame for about $100. A more elaborate and fashionable choice will cost more, with many price tags ranging between $250 to $2,000.

Mattresses are the same. You can choose from memory foam, traditional spring or pillow top with many options in between, and there are so many options for firmness and size that you could spend days visiting stores. Some can be had for $100, but most will require a significant monetary commitment. You'll find most mattresses cost between $300 to $1,000.

Bedside tables

Bedside tables are a necessity for most master bedrooms. They're a good option for storage, and they give you space to set things down when you're getting ready to sleep. You can find a nightstand for any budget, from inexpensive tables you can put together yourself to solid wood pieces that require two people to haul inside. Ranging in price greatly, you can expect to pay anywhere from $30 to $300.

Dressers and wardrobes

Dressers and wardrobes are extremely necessary for anyone without good closet space. They both serve a similar purpose: keeping your folded clothes safe from dust and debris. They also have similar prices, costing from $150 to $600.

Picking the right one really depends on the overall aesthetic of your bedroom. Are you going for a chic beach bungalow feel, or does your bedroom have more of a classic Victorian look? It's important to choose a dresser or wardrobe that matches the rest of your furniture, or better yet, find a bedroom suite that includes them all.

You may want to consider wardrobes with additional functionality. One that can hide your TV is a must for people interested in keeping the bedroom's focal point off technology.

How much does building a master closet cost?

Like any renovation, the cost of a master closet will vary depending on the size and what you want to do with it. If you only have a small area dedicated to holding hanging clothes, you can install a simple storage system for $100 to $200. On the other hand, if you're taking out a portion of another bedroom to design the walk-in of your dreams, you should expect to spend a few thousand on moving walls, replastering, painting and furnishing your new space. A designer that focuses on closets can help you through the process, but you may also have to hire a professional builder to do the work.

Source a few estimates for the space, but keep in mind that even small renovations can be pricey if you pick expensive materials. Overall, try to budget $1,000 to $3,000 for a simple change.

Bookcase

A trendy bookcase is a must-have for many homeowners who would like to sort their reading material or have an extra spot for storage. You can purchase a small bookcase for $50. Most moderately-sized bookcases will cost around $100, and something larger or more elaborate will cost even more.

Accessories

Lighting is a crucial element to your bedroom. A new lamp may be a great addition to spruce up and illuminate the space, and there are plenty of options for every budget. Likewise, replacing the ceiling light is another way to brighten up your bedroom without breaking the bank. You have hundreds of options to choose from, so take the time to find lights that match your style and your budget.

What about everything else? A cheap way to avoid renovation and still change your bedroom's look is to invest in a new bedding set, new curtains, a piece of decorative art and a soft rug. All of these are relatively inexpensive ways to change the room without spending tons of money on new paint, flooring and furnishings.

Compare loans to help finance your master bedroom renovation

  • HELOCs
  • Home equity loans
  • Personal loans

Representative example: Martha buys new furniture

Martha has expensive taste and has decided to replace her master bedroom furniture. She wants a full set including a new king sized bed frame complete with mattress, two bedside tables, a dresser and a standing wardrobe. In total, the furniture set will cost $19,000.00. Her husband John wants to go on vacation, so they don't want to use all of their savings on the bedroom set. Instead, they will use $9,000.00 in savings and take out a loan for the remaining $10,000.00. Since in-store financing is too expensive, they head online to compare lenders. They settle for a personal loan from their local bank and are approved for $10,000.00 at a competitive and low APR.

Cost of furniture $19,000.00
Loan type Personal loan
Loan amount $10,000.00
Interest rate 5.00%
Loan term 2 years
Additional fees Origination fee of 3.00% ($300.00)
